More than 3,000 home inspections across Miami-Dade, Broward, and Palm Beach — backed by a career most inspectors simply haven’t had: ground-up SIP construction, major renovations, water and mold damage as a licensed mold remediator, and post-hurricane recovery operations in Texas and Louisiana. Jason has spent years dealing with what happens when buildings get wet, get damaged, get built wrong, or just get old.
That hands-on experience changes what an inspection is. He doesn’t just know what a problem looks like — he knows what caused it, what it leads to, and what it takes to correct it. Inspection services.
Every report written in plain language, photo-documented, and delivered on site before we leave. Core inspections and specialty work under one roof — each performed under the Florida license it requires.
Full home inspection.
A top-to-bottom visual inspection of the home’s major systems — roof, attic, electrical, plumbing, HVAC, interior, exterior, and structure — performed to Florida’s Standards of Practice for licensed home inspectors. You receive a written, photo-documented report on site before we leave, in plain language.
4-Point inspection.
The focused inspection insurance carriers commonly require for older homes, covering the four systems insurers care about: roof, electrical, plumbing, and HVAC. Delivered on the Citizens 4-point form, which Florida insurers accept — fast, because your closing or policy renewal is usually waiting on it.
Wind mitigation inspection.
Documents your home’s wind-resistant features — roof shape, roof-to-wall attachments, opening protection — on Florida’s standard wind mitigation form. Many homeowners use this report to pursue insurance premium credits they’re already entitled to. We document what’s there; your insurer determines any discount.
Condo inspection.
A unit-focused inspection: interior systems, electrical, plumbing, HVAC, appliances, and balconies/patios — plain language, delivered on site. We’re clear about the line between your unit and the association’s common elements, so you know exactly what was and wasn’t inspectable.
Pre-listing (seller’s) inspection.
Find it before the buyer’s inspector does. The same honest inspection, performed for the seller before listing — repair, disclose, or price accordingly, and negotiate from facts instead of surprises.
New construction & 11th-month warranty.
New doesn’t mean right. Phase inspections during construction, or the 11th-month inspection before your builder’s warranty expires — documented while the builder is still on the hook.
Specialty & Commercial

Recertifications require a Florida-licensed engineer or architect’s signature — and that’s exactly who signs ours. Field documentation to filed report, one call.
Mold assessment.
Performed by a Florida-licensed mold assessor. Sampling, lab results, and a written assessment — findings first, never a sales pitch.
Sewer scope.
A camera down the line before you buy — because the most expensive surprise in an older home is usually underground.
Pool & spa.
Equipment, surfaces, safety barriers, and operation — documented with the same photo standard as the house.
Chinese drywall.
Identification of reactive drywall in affected-era South Florida homes — documented evidence, not guesswork.
Thermal imaging.
Included with every inspection, never a separate charge. Infrared scanning for moisture intrusion, missing insulation, and overheating circuits the eye can’t see — part of the standard, not an upgrade.
Moisture-intrusion survey.
When a scan or a stain says there is water where there shouldn’t be, this is the follow-up: meters, mapping, and a written record of where the moisture is and how far it has travelled.
Radon testing.
EPA-protocol radon measurement performed by a Florida-certified radon professional. Results you can act on, explained plainly.
What we still don’t do (and why that’s good for you).
We don’t repair what we inspect — nobody who inspects your property profits from fixing it. Every specialty inspection is performed under the Florida license it requires: in-house where we hold it, by a Florida-licensed TGI inspector where we don’t. And when a finding needs a specialist’s evaluation, we say so plainly instead of selling you the fix. Our only product is the honest condition of the property.

How long does an inspection take?
A full home inspection typically runs 2–4 hours depending on size, age, and condition. Standalone 4-point or wind mitigation inspections are usually under an hour.
When do I get my report?
On-site, before we leave — written, photo-documented, in plain language.
Should I be there for it?
You’re welcome and encouraged, but not required. Either way, you get a walk-through of the findings — in person or by phone — before you read a single page.
Can you do the 4-point and wind mitigation during the home inspection?
Yes — one visit, bundled. Most buyers of older homes need all three, and doing them together saves you money and a second appointment.
What does it cost?
