Where your unit ends
The most useful thing a condo inspection tells you is the line between what is yours and what is the association's. We are explicit about it, so you know exactly what was and was not inspectable — and you are not left assuming a building-wide problem is a unit problem, or the reverse.
What we look at
- Interior systems, electrical, plumbing and HVAC within the unit.
- Appliances that convey.
- Balconies and patios you are responsible for.
- Evidence of water intrusion — the finding that most often turns out to be the building's rather than yours.
Building-level inspections are a different question
Florida's requirements for older and coastal condominium buildings have changed more than once in recent years, and they sit with the association and the county rather than with a unit owner. We deliberately do not publish a threshold here — a number that is right today and wrong after the next session of the legislature is worse than no number. Ask us and we will tell you what your county currently requires, or point you at who signs it: milestone and recertification reports need a Florida-licensed engineer's or architect's signature, and that is exactly who signs ours.
Why this page is not three pages
