How long does an inspection take?
A full home inspection typically runs 2–4 hours depending on size, age, and condition. Standalone 4-point or wind mitigation inspections are usually under an hour.
When do I get my report?
On-site, before we leave — written, photo-documented, in plain language.
Should I be there for it?
You’re welcome and encouraged, but not required. Either way, you get a walk-through of the findings — in person or by phone — before you read a single page.
Can you do the 4-point and wind mitigation during the home inspection?
Yes — one visit, bundled. Most buyers of older homes need all three, and doing them together saves you money and a second appointment.

How much does a home inspection cost in Miami?

What is a 4-point inspection?
A focused inspection of four systems — roof, electrical, plumbing and HVAC — that insurance carriers commonly require before writing or renewing a policy on an older home. It answers an underwriter's question rather than a buyer's, and it is not a substitute for a full home inspection.
What is a wind mitigation inspection?
A report on Florida's standard wind mitigation form documenting your home's wind-resistant features — roof covering, roof deck and roof-to-wall attachment, roof shape, secondary water resistance and opening protection. Many homeowners use it to pursue insurance credits. We document what is there; your insurer determines any discount.
Do I need a 4-point and a wind mitigation, or just one?
They answer different questions, so it depends on what your carrier asked for. A four-point tells an insurer whether the home's major systems are insurable; a wind mitigation tells them what the home already has that earns credit. Older homes are often asked for both. Tell us what your agent said and we will tell you which you actually need — including when the answer is neither.
What areas do you serve?
Miami-Dade, Broward, and Palm Beach counties in Florida. Miami-Dade and Broward sit inside the Florida Building Code's High-Velocity Hurricane Zone and Palm Beach does not, which is why our county pages say different things about the same inspection.
Are you licensed?
Yes — Florida Licensed Home Inspector, Lic. HI8162, and an InterNACHI member. Specialty work is performed by the appropriately licensed professional: mold assessments by a Florida-licensed mold assessor, WDO by licensed WDO professionals, and milestone or recertification reports signed by a Florida-licensed engineer or architect.
How far ahead should I book?
Sooner is better during an option period, but we hold same-week slots for closings that cannot move. You can start online and have the number on your screen.
Do you inspect condos?
Yes. A condo inspection is unit-focused — interior systems, electrical, plumbing, HVAC, appliances and the balcony or patio you are responsible for — and we are explicit about the line between your unit and the association's common elements, so you know what was and was not inspectable.
